How will 2300 Broadway respect Downtown’s historic character?

2300 Broadway will adhere closely to the design standards and guidelines of the Downtown Precise plan, and will work closely with the City’s design review bodies to ensure a building design that is compatible with the historic architecture of Downtown, while still being representative of its modern time and place. To respect the adjacent magnificence of the Courthouse Museum, the project will not build to its permitted height of 136 feet, and instead stay below the height of the Courthouse Dome, at 112’.

How will 2300 Broadway bring more open space Downtown?

Recognizing that the community needs a diversity of open spaces Downtown, the 2300 Broadway project will complement Courthouse Square by adding two new open spaces on and adjacent to the project site. By preserving a grove of Redwood trees currently lining the bank’s parking lot, and adding additional site area to the space beneath them, residents will be able to enjoy the shade and quiet contemplation of the Redwood Grove at the corner of Broadway and Hamilton Streets. And by closing a portion of Hamilton Street to cars, and improving it with plantings, walkways and furnishings to create Hamilton Way, visitors will be able to stroll safely while enjoying kiosks, outdoor cafes, and other amenities.

How is this project addressing our housing needs?

Tishman Speyer has already purchased a site that can support over 80 units of affordable housing, at 609 Price Avenue. Tishman Speyer has partnered with MidPen Housing and the City of Redwood City to bring forward a new 100% permanently affordable housing project at that location, providing housing for families earning between 30-60% of area median income, as part of the City’s Housing Element update. Tishman Speyer will provide the site as well as early predevelopment funds to the project, providing more than double the financial commitment currently required by the City’s Affordable Housing Ordinance and accelerating the construction completion of the affordable units delivered through that fee.

Why is the housing offsite?

By focusing commercial and retail development Downtown, we can design a place that complements the public nature of Courthouse Square and focus onsite community benefits towards creating a place that everyone can enjoy - with new public open spaces that are open to all Downtown visitors, new retail accessible to everyone, and spaces available to host civic gatherings, like Hamilton Way and the proposed Redwood Room. By creating a standalone affordable housing project at 609 Price Avenue, we can deliver housing that serves low-income families with multi-bedroom units, onsite residential services free of charge, onsite parking, and private open space, in a community still within walking distance of Downtown and transit.
